The federal wetlands permitting process is underway.

But the principal construction team is still not publicly visible in the records DCCR has verified.

This project became substantially more interesting once DCCR followed the construction chain.

Aligned Data Centers has broken ground on a 2GW campus comprising three facilities at the former Bruce Mansfield power-generation site.

Aligned says Project Phoenix will anchor approximately $10 billion in regional investment and support approximately 3,000 construction jobs.

CoreSite is preparing its first major Texas development.

DA1 is planned as an approximately $200 million, 230,000-square-foot, two-story data center at 2701 E. Grauwyler Road in Irving.

The larger approximately 37-acre property could ultimately support three two-story data center buildings.

The currently reported construction window is approximately April 2027 through December 2028.

WHY THIS ONE MATTERS

The first building in a new market can matter far beyond the first contract.

Companies that establish successful relationships on DA1 could be positioned for subsequent buildings if CoreSite develops the larger campus as contemplated.

Meta is expanding its Eagle Mountain campus again.

The latest expansion will push Meta’s Utah investment above $3 billion and support more than 1,200 construction workers at peak.

The new buildings are expected to use closed-loop liquid cooling with dry cooling.

The cooling architecture matters.

AI infrastructure is changing the mechanical package.

Contractors capable of supporting high-density cooling, piping, controls and associated electrical infrastructure should be tracking projects like this closely.

THE DATA CENTER PROJECT ISN’T STOPPING AT THE DATA CENTER

Project Phoenix is being developed around dedicated onsite power.

Beacon Point was built around securing 1GW of utility capacity.

MNZ07 includes an onsite electrical substation.

Some of the largest AI projects now depend on generation, transmission and interconnection programs that can rival the data centers themselves.

For contractors, that expands the opportunity map.

The project is no longer always:
